Since 1999 RE/COR Inc.
has contracted our
Roof Inspection Service to several Metro Denver City/County Building
Departments as their sole or major residential and/or commercial roof
inspector. We performed Code Compliance Inspections for all
types of Roof Installations including concrete tile roofing, cedar
shakes, asphalt shingles, and most flat roofing membranes plus many
other alternative types of roofing materials. Some have used
our company when hailstorms have damaged the roofs in their area.
As a private contractor, we inspected most of the residential and
commercial re-roof inspections for the City of Aurora, Colorado from
February, 1999 through and until June, 2007 when new construction in
the home building industry slowed due to the mortgage industry
collapse and low City/County revenues. From May, 2005 until
August, 2009 our company was contracted to inspect all the residential and commercial new roof construction
and re-roof installations for the City of Greenwood Village,
Colorado, again ending due to the slow down in new construction and
low City/County revenues. Some of the other Colorado City
and/or County Building Departments where we have performed some Code
Compliance Roof Inspections for over the years are: City of Commerce City, City
of Arvada, City and County of Denver, and Elbert County.
We have also performed our
Roof Inspection Service for Individual Property Owners,
Homeowners Associations, Property Management Companies, Home
Builders, Roofing Contractors, Insurance Companies, and Realtors ~
all to their satisfaction.
We really know our business with

Code Compliance Roof Inspections performed for various City and/or

For New Roof Installations
we inspect not only the Roof Covering and Roof Drainage
but the Roof to Wall Intersections, the
Exterior Wall Coverings, and the Roof
Penetrations
for material and/or installation problems.
We perform Roof Covering and/or
above the roof slopes Exterior Wall Covering Inspections to determine if the roof covering
and/or exterior wall covering materials and accessories are
installed in a workmanship like manner following generally accepted
roof covering and/or exterior wall covering standards that not only
meet the local City’s/County’s current IBC and IRC Building Codes
and their amendments but also the 2012 IBC and IRC Building Codes as
well as current ICC Evaluation Services Reports, Roof Covering
and/or Exterior Wall Covering Manufacturer’s Association
Installation Manuals, and Manufacturer’s Specifications, whichever
is more restrictive. (See our

- Mid-Roof Inspection: This
type of roof Inspection should be performed with all types
of
New roof installations, sometime after the
roof is started but before too much of the roof is completed
to inspect the materials, flashings, fasteners, and their
installation that will be hidden under the roof covering
material. Performing Mid-Roof Inspections results
in a far greater chance that the
new Roof Covering will be properly installed with the
Contractor having fewer mistakes and/or oversights at the
time we perform our Final Roof Inspection.
- A Mid-Roof Inspection is essential
for Tile Roofing and should be performed after the
installation of the Underlayments, Secondary Flashing, and Battens but
prior to the installation of the Field Tile.
- If the Tile roofing has been completed without
passing our Mid-Roof Inspection, we will have to perform the
Mid-Roof Inspection at the time of the Final Roof
Inspection. We will have to remove some tile which will add
additional time. When performing a Mid-Roof Inspection at
the same time as the Final Roof Inspection it is impossible
to do as good of a Mid-Roof Inspection as it would have been
with the underlayments exposed.
- Final Roof Inspection: This
type of roof inspection is the main and most important
inspection for a
New Roof Installation. Passing our Final
Roof Inspection will give you Peace of Mind
knowing the roof was properly installed greatly reducing the
chance of roof leaks or other roofing problems, callbacks
and litigations, now and in the future.
This Code Compliance Roof
Inspection is the same as we have been performing for years for
several City/County Building Departments.
All roofing contractors, suppliers, manufacturers and
general contractors or builders make mistakes. It
does not matter how small or large, or how long they have been
around, or what their reputation is - they all make mistakes and
more frequently than you would think. Each roof is different.
In fact we have found that sometimes each roof slope can be different.
Where one roof slope may be correctly installed with the proper materials
and accessories, the next slope has many mistakes or omissions.

Understand that when performing our Roof
Inspection Service we make our observations and write
corrections from spot checking many different areas of the roof.
We do not check everything in all areas and that it is impossible to find all the mistakes that may have been made
installing the roof, but we do not miss much. We do not
guarantee that the roof installation will be free from future leaks
or other problems or litigation, but we will greatly reduce your
chances of having to deal with them.

For Existing Roofs where there
is more of a question as to how much longer the roof covering will last,
or where there is questions about leaks and/or other roof related problems,
and/or
has the roof covering received any damage from Hail and/or Wind Storms.
Anytime we are
inspecting Existing Roofs we also inspect not only the Roof Covering
and Roof Drainage
but the Roof to Wall Intersections, the Exterior Wall Covering, and the Roof
Penetrations
for material and/or installation problems.
- Condition of Roof
Inspection: Generally this type of Roof Inspection
is required for Existing Older Roof Installations:
- 1) where there is more of
a concern for determining the life expectancy and condition
of the existing roof due to age, past storm damage, or ongoing
roof leaks and other roofing problems.
- 2) where the
condition of the roof and potential problem areas can be
properly ascertained prior to requesting estimates for the
replacement or the repair of the roof so that the bids obtained address
these issues and are more likely to be apples to apples.

- Hail/Wind Damage Roof Inspection: This
type of Roof Inspection is performed to determine the
damage to the roof, if any, caused by a weather event such
as Hail and/or Wind.
- Since we are an independent, impartial, 3rd
party Roof Inspection Company that does not
sell or install roof coverings or repair them, Insurance
Companies are far more likely to trust the results of
our Hail/Wind Damage Roof Inspection Reports. In
fact many times claims are reopened after the Insurance
Company has read our Inspection Report. Also, our
Hail/Wind Damage Roof Inspection Report with Captioned Digital Photos can be used in
Arbitration or Appraisals if needed. Rarely does a dispute go that far once our Hail/Wind Damage
Roof Inspection Report with Captioned Digital Photos is reviewed by your Insurance company.
This type of roof inspection is also
performed when possible litigation may occur or there is a
dispute between parties. This often occurs when
a problem has been discovered and the concerned party receives
little or no response from the roofer or builder. A Hail/Wind
Damage Roof Inspection provides documentation of the damage to the
roof, if any, a hail or wind storm may have caused when their is a
dispute with your Insurance company.
A typewritten Captioned Digital Photo and Summary Inspection Report
is always included with either Condition of Roof Inspection or
Hail/Wind Damage Roof Inspection for better communications between
us, Property Owners, Insurance Companies, Contractors, even City and
County Building Departments and for documentation in case there is a
dispute/litigation or for future insurance claims. Our
typewritten Roof Inspection Report will be sent via e-mail usually
within three or four days after the Roof Inspection has been
performed.
Property Owners can better budget for repairing or
replacing their roofs if the condition of their existing roof is
properly evaluated. Potential problems can be
discovered before they become major problems which will save
Property Owners money, time and headaches. Also, documenting
the current condition of a roof will reduce the chance of having a
questionable damage claim with your insurance company if a hail or
wind storm should occur.

Roof Inspections, the City/County pays for all our
Roof Inspection Service
Fees as long as the Roofing Contractor has obtained a Building
Permit.
If a Roofing Contractor does make some mistakes and we have to
perform RE-inspections the City/County pays for our service to
RE-inspect the roofs.
Our Roof Inspection Service is used
by different City/County Building Departments at various times.
At this time, because of the general economic conditions the City/County Building Department(s)
find themselves in, and our desire to concentrate more on providing

an independent, impartial, 3rd party Roof Inspection Company
that does not sell or install roof coverings or repair them
so Insurance Companies are far more likely to trust the
results of our Hail/Wind Damage Roof Inspection Reports.
- When an existing property is purchased,
whether it has had a new roof recently installed or not.
Ideally, we should inspect the roof before it is purchased.

Why should a thorough, professional roof inspection be
performed?
- Overall, about 70% of the roofs we inspect fail
our initial roof inspection based on years of
performing Code Compliant Roof Inspections for several City and County
Building Departments. There are many reasons why they fail
our roof inspection, from minor to major corrections. And
yes, at one time or another, most contractors have had to
replace or perform major repairs to pass our roof
inspection.
- Most Builders or General Contractors no longer
supervise or inspect sloped roofs due to the high risk and
costs of injury.
The roofing installation is the least supervised and
inspected aspect of the building process, yet it is one of
the most important. After all, the roof covers and protects
everything else.
- City and County Building Department inspectors
do not have the time to perform a thorough roof inspection
and it is the most disliked type of building inspection they
perform. Most City/County Building Inspectors have
not had the experience and knowledge gained by owning and
operating their own roofing company and years of installing
many different types of roofing systems. The City/County
Building Inspectors do perform a good service for the amount
of time and roofing experience they have and the bureaucracy
they have to deal with in a government job. Their job is to
check the roof installation for compliance to the basic
Building Code and that is all. They are not consumer
advocates or project superintendents and should not be.
There are very few people who are comfortable walking around
on sloped surfaces high above the ground, especially on
steeper roofs. The risk of injury is far greater than any
other type of inspection a City/County Building Inspector
performs due to lifting and moving ladders and falling off
ladders or roofs.
- A home inspector should not perform the roof
inspection. Most have limited or no experience in
the roofing industry and are simply not qualified and not
comfortable walking around on roofs. Most go through a
very simplified check list for roofing and that is it. Many do not even get
up on the roof, inspecting the roof from a ladder or using
binoculars from the ground.
- There is no way of really knowing if your roof
is in fact installed properly with the appropriate
materials and accessories without having it
thoroughly and competently inspected. Problems
with roofing materials, accessories, and installations range
from minor to major defects, errors, and/or omissions that
may not show up right away, but will maybe months or years
later.

leaks or other roofing problems.

How and when is the roof inspection
scheduled?
- Simply phone in your request to 303-347-8689 or go
to our
Roof Inspection
Request page and fill out the necessary
information. We will return your call or send an e-mail to
confirm your request.
- Our Roof Inspection Service can be scheduled to fit
the Property Owners schedule for the most part. The roof inspections are performed by one or more of our
inspectors and can usually be scheduled as soon as two days of receiving the
request and the necessary roof inspection information, depending
of course on weather conditions. However, sometimes we can
get tied up where our schedule will not permit any additional
Appointments/Jobs for a week or so.
- You do not need to be present at the time of the
roof inspection unless you wish to be. While you do
not have to be present at the time of us performing our
Roof Inspection Service access
must be provided for if the roof eave is over two stories in
height or if there are dogs or other access problems.
What you will receive?
- With our Standard Roof Inspection Service of a
Mid-Roof Inspection, Final Roof Inspection, Condition of
Roof Inspection, or Hail/Wind Damage Roof Inspection
you will receive our typewritten Inspection Report
with Summary and up to (25)
twenty five Captioned Digital Photos. Photos are generally
needed with all of our inspections for better communications
between us, Property Owners, Contractors, Insurance Companies,
even City and County Building Departments and for documentation
in case there is a dispute/litigation or for future insurance
claims.
When do you receive our written Roof Inspection Report?
- Our Captioned Digital Photo Roof Inspection
Report and Summary will take three or four days to complete and will be sent
via
e-mail. Digital photos come out much
better via e-mail and you can easily e-mail them to others.
What
if the roof failed inspection?
- Inform the contractor that their roof installation
has failed the Initial Roof Inspection we performed.
If you wish, we will inform them of the results of our roof
inspection if you provide us their contact information. It
is usually best to send the Contractor a copy of our Inspection
Report. Most Contractors know us or know of us. So
the good Contractors simply take care of their mistakes and/or
oversights pointed out in our Inspection Report, the not so good
will argue, sometimes quite a bit but end up making the
corrections. Then there are a few who will not respond or
will take issue with our observations and not make the
corrections or fail after several attempts to make the
corrections or end up making things worse. The Contractors
is this category may have to be taken to court for the Property
Owner to get reimbursement and/or to get resolution to the
problems they have caused.
- At your request or the request of the Contractor, a RE-inspection of the roof may be
scheduled after the
corrections have been completed.
When is payment due?
- Payment in full in the form of a check is due upon receipt of the typewritten
Roof Inspection Service Report and Invoice. We are
sorry but at this time we do not accept credit cards.
