Phase 3 of our Roof Inspection Services

This Phase 3 of our Request For Proposal/Guidelines (RFP/Guidelines) is for those who are planning on replacing/repairing their roof coverings or for budgeting purposes and would like to obtain real numbers of what it would really cost to replace/repair their roof coverings instead of relying on "Reserve Study" numbers.  The information gathered from performing our Condition of Roof Covering Inspection Service is then used to write our RFP/Guidelines in combination with what the Property Owners and/or their Board of Directors questions, concerns, desires, and needs are.

Our RFP/Guidelines go into some detail of how the roof coverings are to be replaced and/or repaired, including the installation, with what materials and accessories, and how the problem areas, if any, are to be addressed.  This puts the Property Owners and/or their Board of Directors in control of the job where they decide what, when, where, and how the job is done; not the Contractor or the Insurance Company.

This is very important to keep you in charge of all aspects of the Roof Installation as it should be; after all it is your roof.  Just asking Contractors for bids without any Guidelines guarantees that comparing the proposals will be difficult or impossible.  The proposals will be like comparing apples to oranges or worse.

Sure this is something Property Owners and/or their Board of Directors can do themselves, but it does take a lot of time and thought to properly write RFP/Guidelines; asking the right questions, properly detailing the scope of the job, and knowing what information to include in the RFP/Guidelines to get the desired results, etc.

We can provide Property Owners and/or their Board of Directors their best chance to obtain proposals from good Qualified Roofing Contractors that meet the Property Owners and/or their Board of Directors wishes and desires and to clarify to the Roofing Contractor what is expected before the job is started.  We are very good at writing RFP/Guidelines which result in proposals returned from Roofing Contractors that have a much better chance of being compared to each other.

After the Property Owners and/or their Board of Directors review of the First Draft and any changes are made, we write our Final Draft of our RFP/Guidelines that are customized to the replacement/repair of their roof coverings and e-mail it out to the Property Owners and/or their Board of Directors.  We also e-mail a copy of the Final Draft of our RFP/Guidelines to the Contractors the Property Owners and/or their Board of Directors have chosen as companies they want to receive Proposals from.

Our RFP/Guidelines are designed to become part of the Contract between the Property Owners and/or their Board of Directors and the Selected Contractor so all understand what is expected from the beginning.  

In the cases where Insurance Companies are involved, our RFP/Guidelines give the Selected Contractor a leg up when negotiating with the Insurance Companies.

Our RFP/Guidelines are written in terms that both the Property Owner and the Roofing Contractor can understand.  Our RFP/Guidelines set the stage so that both parties understand from the start what is expected and promotes a much better line of communication.

The use of our RFP/Guidelines is highly recommended for all Property Owners and is almost a must for Property Owners who have large or complicated roofs and for Home Owner Associations of Townhomes or Condominiums. 

When Property Owners and/or their Board of Directors hire us to write our RFP/Guidelines, we always include a questionnaire that will assist in deciding which Roofing Contractor is the best fit.  It asks Roofing Contractors to provide us with current information about insurance coverage, licenses, jobs, etc.  This Questionnaire must be returned with the Roofing Contractor's Proposal for their Proposal to even be considered.
